The owner of these mineral rights leased them in 2022 with a 5 year term. We do not see any option to extend within this lease agreement. The mineral rights were leased at a 20% royalty rate, giving them a total of 117.6 net royalty acres.
We believe the ownership breaks down as follows:
A-1140 – 40 net mineral acres
A-867 – 32.4999 net mineral acres
A-221 – 1 net mineral acre
All bids should be based on a total ownership of 73.5 NMA in the abstracts described above. The purchase price may be adjusted by up to 20% based on what title shows.
In addition to this ownership, the deed into the seller appears to show any ownership from Eva Mae Moore in the state of Texas goes to our seller. Upon researching the abstracts, we noticed multiple leases that Eva had signed in other abstracts. In the maps attached, we show the core property being sold in the blue circle. There is other ownership, which we assume is non-leased / non-producing, in some areas surrounding what is being sold. Once title is completed, you may make an offer on what is proven in title and additional acreage may be available for a mutually agreeable price.
