UNI Royalty Group has retained Texas Royalty Brokers to market a 10 net royalty acre package in an excellent part of Howard County Texas. This acreage has current royalty income plus upside.
These 10 net royalty acres are currently generating an average of $10,600/month in royalty income from just 2 wells. The are currently 4 DUC’s which have not started producing yet. As these wells come online, the buyer will see a nice additional stream of revenue from these wells. In addition, it is possible that even more wells are drilled in the future on this acreage.
Depending on the timing of any offer, the seller is willing to do an August 1st effective date, with the buyer receiving the August check date forward related to 10 NRA.
All bids should be on a per net royalty acres basis assuming a total conveyance of 10 net royalty acres in the Guthrie Unit. The seller has run title and confirmed the ownership. However, buyers are required to perform their own due diligence and may not rely on title from the seller. The seller is not able to provide their title report.
Important: The seller will retain all remaining ownership in the Guthrie unit, which includes ownership that is currently in pay and ownership that is currently in suspense. The seller also has additional interests in Howard county which are not for sale at this time. The seller is only selling 10 NRA in the Guthrie unit and nothing else.
PSA and Deed: The seller has completed a substantial amount of mineral rights transactions. As such, they are requiring the mineral deed be presented with the PSA. No PSA will be signed until the final deed has also been presented up front.
