This is an opportunity to purchase a nice diversified investment, with mineral rights found in multiple counties throughout Texas. The ownership includes production from the following counties:
La Salle
Karnes
Loving
Reeves
Howard
Glasscock
Please see the attached revenue summary. Over the last 5 months, these mineral rights have averaged $4,825/month.
We have attached an ownership estimate which shows the estimated number of acres owned. We did not include anything from Karnes (EOG checks) as there are many tracts with fractions of an acre and it appears fully PDP.
This ownership is currently held in an LLC. The seller is open to the idea of selling the LLC. This means the buyer could potentially purchase the LLC and avoid needing to handle transferring the ownership, notifying operators, recording deeds, etc.. The seller would need to discuss this option prior to a sale, but the only assets in this LLC are the mineral rights so they are open to the idea.
Note: The sellers completed some partial sales for varying %’s of their ownership in 4/2021. This is why their ownership may not match up correctly to the check stub detail. The check stubs determine the ownership, not the tax roll.
All bids should be based upon cash flow and the NDI’s represented on the check stubs. All ownership seen on the check stubs provided would convey. No adjustments would be allowed for any reason on this sale unless mutually agreeable. The attached ownership estimate is just an estimate and the number of acres may not be used to determine the price.
