We have updated the listing price higher from $160,000 to $200,000.  This updated starting bid price is based upon a mailed offer that was received prior to listing, but was not reflected in the starting bid price.

We believe the owner has 14.52 net royalty acres in an excellent location in Reeves County.  Some of this acreage is pretty drilled up, but there is large upside potential in the Robertson State Unit, with only 1 well drilled on 637 acres, leaving plenty of space for additional wells. The seller has 1.5 net royalty acres in the Robertson State Unit.

These wells are producing, creating $2,300 a month average royalties for this seller.  These wells are past the initial decline and should be solid income producing wells for a very long time. The seller believes they are leased at a 25% royalty rate.

All bids should be based upon cash flow value, no adjustments will be allowed unless the net decimal interest is lower than what the seller is in pay on. If less NDI is proven in title, only the NDI proven in title would convey. Any adjustment over 10% must be mutually agreeable.
