These mineral rights are located in Reeves County Texas. They are perfect for the PDP mineral buyer who wants an immediate ROI. The owner of these mineral rights has 50 NRA in a 639 acre unit. These mineral rights are generating an average royalty income of $8,100/month. These wells are 5.8 to 6.9 years old, meaning we are past flush production but the wells have decades of useful life remaining. This is a great opportunity to add some high quality royalty income to your portfolio.
A couple of important things to note on this listing:
- The seller currently owes past due taxes of $31,555 on the Johnny Ryall unit. The buyer will need to pay this off prior to closing. The starting bid price includes past due taxes and commission. Please provide your best total offer for the acreage, and at closing, the taxes and commission will be settled up out of your total offer, not in addition to it.
- The seller also owns surface acreage within the unit which they may consider selling. Any surface ownership is not part of the sale, but can be negotiated as a transaction outside the mineral rights.
All bids should be based upon cash flow value, no adjustments will be allowed unless the net decimal interest is lower than what the seller is in pay on. If less NDI is proven in title, only the NDI proven in title would convey. Any adjustment must be mutually agreeable.
