The owner of these mineral rights has an exceptional acreage position in Scurry, Fisher, and Cochran counties.  This acreage is predominately located in Scurry, but there is some additional ownership in Fisher and Cochran that are included in the sale.

These mineral rights have generated an average of $18,880/month in 2022.  There is a mix of newer production and older production, but all of these wells have a substantial life remaining.   In addition to the current royalty income there is huge upside potential on this acreage.  In most locations, there are just one to two wells drilled currently leaving a large amount of space for upside.  If you look at the permitted locations in Scurry/Fisher, you will see that their acreage is sitting perfectly in the core of the all the permit activity.   Not only are you getting an exceptional monthly royalty income, there will be a massive amount of upside in the future when new wells are drilled.

In Cochran county, it appears there is a rig on location for the Buffalo Bill 4H well currently being drilled which will add some additional immediate upside.

On the attachments below, we have royalty checks for all the operators.  In addition, there are two spreadsheets.

“FOR SALE – Well Inventory” –  This spreadsheet includes all ownership that is being sold for this listing.  All bids should be based on buying the NDI’s listed for each well.  What is being sold is only the minerals / wells on this for sale document.   The check stubs included show wells that are not on this spreadsheet.  You are not purchasing all wells that fall under an operator, you are purchasing only the wells on the spreadsheet and associated NDI with those wells.   The seller provided this spreadsheet.  We checked and verified the NDI’s against the check stubs.  In addition, we spot checked certain months of production on a per well basis against what they are showing.  We found zero errors in the dollar values they are reporting.  However, we have not independently verified every dollar value in the provided spreadsheet.

In addition to the ownership that this listing represents, the seller also has additional ownership in Scurry and Fisher counties.  The seller is open to entertaining offers for ALL of their ownership, but please make two bids if you want to bid on all.  One bid for the “for sale” portion, and then another bid including all ownership they have listed.   Please note that check stubs may still include locations not for sale (Yoakum), and only the items on the “ALL – Well Inventory” are for sale.

All bids should be based upon the NDI’s listed on the check stubs.

Note:  We have listed a 20% royalty rate.  There are many tracts here with lots of different lease royalty rates, but they are mostly around the 20% range which is why we are representing that value.
