The owner of these mineral rights has 11.75 net royalty acres in Culberson County Texas.
These mineral rights are currently generating income of $960/month consistently. There are three producing wells on 640 acre spacing, leaving additional room for more drilling in the future. This acreage is right on the border with Reeves County. There is a lot of rig and permit activity to the North and East of this location.
We have attached a copy of the lease agreement which shows a 20% royalty rate. However, we are calculating the number of acres at 11.75 net royalty acres.
The owner would like to start the bidding at $107,500 for this ownership. All bids should be based on the net decimal interest represented on the check stubs or the NRA represented. Adjustments will be allowed, but must be limited to no more than 10% of the expected NDI/NRA represented.

In addition to the ownership in Culberson County, the owner also has mineral rights to the Northeast in Reeves County Texas. The income from the Reeves ownership is included on the check stubs. We have also included the NRA calculation for Reeves in the ownership estimate as well. While the seller is not interested in selling Reeves at this time, they have indicated they will entertain offers for the right price if you want to submit a bid for that portion.
