Have you purchased mineral rights in Morris County, Texas? Probably not, because there are only 33 active wells in the entire county. However, now might be the time because there are big things happening in the southern part of this unknown county.
Our seller recently leased 39.1 NMA at 20%, giving them 62.6 NRA. They own in three different abstracts, and there is currently a DUC well that goes right down the middle of two abstracts that were leased. This DUC was drilled by Rose City Resources. Just next door, Rose City Resources drilled a well that has produced 461,000 bbls in the last 24 months.
The DUC well is the Luxor 1H well. This DUC wells goes directly over A-59 and A-191 where the seller has 205.92 gross acres. This well appears to be an allocation well so we are unsure how much acreage will end up in pay under this well. We have attached the plat and permit for this well. The well next door is the Horseshoe 1 well (4234330116). This well has been a very strong producer.
There are 309.92 gross acres, with 104 gross acres falling in A-103. This acreage sits more to the West. However, Rose City has an additional permit filed for a well that borders right up against this abstract. That well is the Tuscany well and we provided a plat map to show it right next to A-103.
While this is not a well known county, this is an opportunity to pick up acreage for $1,878/NRA with a DUC likely to produce immediate upside and also high potential for future drilling.
For this listing, we are requiring the following:

- Any adjustments that cause the purchase price to decrease by 10% or more must be mutually agreeable.
- Our closing process included in the PSA, which is: At closing, buyer will provide the mineral deed. The seller will execute the mineral deed and return it to Texas Royalty Brokers. Texas Royalty Brokers will provide buyer with a scanned copy of the deed, and buyer will then wire funds to seller and Texas Royalty Brokers respectively. Once funds are confirmed, Texas Royalty Brokers will overnight the deed to the Buyer.
- Buyer must close within 14 days or sign our qualified buyer agreement.
