This listing includes mineral rights for sale from two relatives with identical ownership in Upton County, TX.

We believe our clients each own 5.37 NRA and are selling together for a total of 10.74 NRA.  These mineral rights currently bring in a combined average of $526/Month in royalty income.

These clients own in the JoeHanks unit, which we believe is a 644 acre unit.  They also own in the Vanessa P1 and Vanessa 5232 B units, which overlap the JoeHanks unit, therefore we are only counting the JoeHanks acreage, with a total of 7 active wells.

There were 7 new permits filed in 10/2024!    These permits run through the JoeHanks unit and we believe our clients will be in pay on these wells when they come online, as they have been in pay in all active and inactive wells in the unit.

This is an excellent property with steady royalty income, good NRA and fantastic potential future upside.

Note: one of the relatives does have a small ownership in a nearby unit – Kashmir AX, that ownership will be bundled into this sale and included in the purchase price. We have included the info from the tax rolls to show NDI in our attached files.

For this listing, we are requiring the following:

    1. Special Warranty Deed
    2. 30 Day Close
    3. Any adjustments to purchase price over 10% must be mutually agreeable on a tract by tract basis.
    4. Our closing process included in the PSA, which is:   At closing, buyer will provide the mineral deed.  The seller will execute the mineral deed and return it to Texas Royalty Brokers.  Texas Royalty Brokers will provide buyer with a scanned copy of the deed, and buyer will then wire funds to seller and Texas Royalty Brokers respectively.  Once funds are confirmed, Texas Royalty Brokers will overnight the deed to the Buyer.   
    5. Buyer must close within 14 days or sign our qualified buyer agreement.
