I had no idea how straightforward and very simple it would be to sell mineral rights in Texas. Texas Royalty Brokers, represented by Eric Winegar provided guidance on the complete process. Confirming exactly how the TRB website described each step of the sales process. Eric and his staff followed up immediately on every question I presented. I had limited information about the value of the mineral rights prior to the final offer presented which exceeded my expectations. Working with TRB, I became educated about the process of selling mineral rights and convinced me I would never try to sell without having the representation offered by Texas Royalty Brokers.

Update: 2/3/2023
We have included a couple maps that show the potential location of this ownership a little bit further South, assuming the RRC and Eneverus are showing the wrong data. It is up to each buyer to independently verify the location of the ownership as we can’t confirm which is correct.

Update: 2/2/2023
It has been brought to our attention that both DrillingInfo/Enverus & the RRC have A-41 incorrectly displayed. You may find better information on the Texas GLO website as it is correct there. The actual location is south of the Las Islitas-Lewis wells, and the acreage goes from the river just past the Habanero wells. We are working to verify this information and will update the listing accordingly with new maps once this information has been confirmed.

These mineral rights are located in Webb County Texas and were leased in January 2022. There are three family members who each leased 30.96 NMA spread over 5 different tracts. We have attached the lease agreement, recorded memo for lease, the deed conveying the ownership to each family member out of trust, and the original deed referenced with tract descriptions. Note: There were 5 total family members on the original lease. There are 2 which do not wish to sell at this time, please do not contact them. They will be kept in the loop on any offers we receive.
The lease is a 5 year term with no option to extend, so approximately 4 years remaining on the lease agreement. These mineral rights are leased at a 25% royalty rate. If drilling occurs during the term of the lease, the buyer would have 185.8 net royalty acres in production.
On the order for payment document, this was provided by the company who leased the mineral rights. Please note that on the final page, it shows 30.96 NMA per owner. That is the combined total for all 5 tracts on a per owner basis.
There is already drilling all across this abstract, with active permits and rigs in the area. This is a great opportunity to buy a nice size acreage position with activity and a large amount of horizontal wells drilled all around it.
The owners would like to start the bidding at $5,500/Net Mineral Acre, or $510,950 total for the 92.9 available for sale.
