Note: We previously sold 25% of this owners mineral rights in 2023. The owner would now like to sell 25% of what she has remaining, making this sale slightly smaller than the last sale from 2023.
This is an exceptional opportunity to buy diversified cash flow spread out over approximately 200 wells. Nearly every single well is 5+ years old, but not older than 13 years old. This means you are getting wells past their initial decline, but that still have decades of production remaining. Due to the large number of wells, this investment will be extremely diversified with very little risk to the buyer. With gas prices being relatively low right now, there is a very strong possibility of seeing an incredible ROI on this ownership. If gas prices jump to $3 the payback on this will be very fast.
The current income has been very consistent at around $33,000/month, which works out to $8,340/month for the buyer since this sale is for 25%.
We see ownership in 3 different units, with a total of 544.25 NRA originally. She sold 25% with us in 2023, meaning she has 408.19 remaining NRA. She is selling 25% of this or around 102 NRA. We have included a wells table that lists some of the wells. We estimate approximately 200 wells producing. The wells table has wells included which ARE NOT part of the sale. The check stubs should be referenced to determine what is for sale.
The sell would like to star the bidding at $535,000 for 25% of the remaining ownership listed on the check stubs. This is just over a 5 year pay back assuming gas prices stay very low for the entire 5 years. If/when gas prices move higher, even to the upper $2 range, you will see a quicker ROI.
This sale should be based on cash flow. We ARE NOT representing any certain number of net royalty acres of ownership. Please note that title checked out on the original sale.

- Our closing process included in the PSA, which is: At closing, buyer will provide the mineral deed. The seller will execute the mineral deed and return it to Texas Royalty Brokers. Texas Royalty Brokers will provide buyer with a scanned copy of the deed, and buyer will then wire funds to seller and Texas Royalty Brokers respectively. Once funds are confirmed, Texas Royalty Brokers will overnight the deed to the Buyer.
