Overview
This listing offers 157.5 net mineral acres equating to 252 net royalty acres, representing a one-quarter interest in 630 gross acres located in the B.S. & F. Survey, A-113, Frio County, Texas. The acreage is held by production from a Buda formation well operated by Blackbrush. This acreage is leased at a 20% royalty, and existing production is already in place.

Depth Rights and Assignment
While the property is held by production at the Buda level, rights from the base of the Buda to the base of the Pearsall have been formally assigned to Formentera Energy Partners. This assignment creates a meaningful value layer for any buyer evaluating both current income and future development potential across multiple benches.
Surrounding Leasing Activity
This acreage sits in the middle of a rapidly developing part of Frio County. Double Eagle Development, operating under DE Frio LLC, has recently leased directly offsetting and contiguous acreage. Their position wraps around the tract to the west and south, signaling a growing focus on this area.
Trinity Operating has also drilled a series of successful Eagle Ford wells just west of the property. To the northeast and east, Formentera, Rosewood, and EOG all hold leasehold positions. These companies are actively expanding their positions and pushing development across the Pearsall and other intervals.
Geology and Producing Zones
This area is proven across several formations. In addition to the producing Buda well, nearby operators are targeting the Austin Chalk, Eagle Ford, and Pearsall Shale. The geology is well understood and supported by years of successful production across each of these intervals.
