This offering presents a compelling opportunity to acquire mineral rights in Reeves County, Texas, an area with proven activity and meaningful upside potential. The acreage was previously leased in 2018 for $300,000 ($6,000/NMA) under a high-quality lease featuring a 25% royalty, Pugh clause, continuous development provision, and a depth limitation releasing all formations below 500 feet beneath the deepest producing interval. While no drilling occurred during that term, the lease structure and bonus paid are strong indicators of the area’s quality and operator interest.
Surrounding activity further reinforces the value of this listing. There is established production in all directions, with recent permits to the east and northeast and a DUC well directly to the southeast. Leasing and development activity from 2023 to present continues to trend toward the subject acreage, supporting a favorable outlook for future development. We’ve included a map of this activity. For this listing, we are requiring the following:

- Special Warranty Deed
- 30 Day Close
- Any adjustment to the purchase price greater than 10% must be mutually agreeable.
- Our closing process included in the PSA, which is: At closing, buyer will provide the mineral deed. The seller will execute the mineral deed and return it to Texas Royalty Brokers. Texas Royalty Brokers will provide buyer with a scanned copy of the deed, and buyer will then wire funds to seller and Texas Royalty Brokers respectively. Once funds are confirmed, Texas Royalty Brokers will overnight the deed to the Buyer.
- Buyer must close within 14 days or sign our qualified buyer agreement.
