La Salle County, Texas Mineral Rights For Sale

This is an excellent opportunity to acquire producing mineral rights in La Salle County. The listing consists of our client’s trust’s current producing mineral interests in La Salle County, Texas, together with additional producing ownership that is in the process of being transferred from the decedent’s wife’s estate into the trust. The transferred ownership includes interests in the Bear Clause Allocation Units, providing buyers with additional NRA and royalty income in addition to what’s currently in pay.

The ownership currently receives royalty income from the KKL Unit I LAS, KKL HHC 12 LAS, KKL HHC 13 LAS, and Pavelka HC1 LAS Units, generating an average monthly royalty income of approximately $1,171 per month. These horizontal wells are relatively young at approximately 5 to 12 years old and continue to provide meaningful cash flow. Based on the net decimal interest currently in pay within the KKL Unit I LAS, we estimate the ownership to represent approximately 20.43 NRA. The asking price is based solely on the value of the current producing cash flow.

These mineral rights are located in a very active area in La Salle County, and are immediately next door to a rig running with several DUC wells and permits.

In addition to the producing interests, the ownership being transferred into the trust includes the Bear Clause Allocation Units, which are expected to provide additional royalty income once the transfer process is complete. While this additional income is anticipated to be relatively modest, it represents further upside beyond the current cash flow.

There may also be additional non-producing and/or non-leased mineral interests owned by the trust or associated with the family in La Salle and Frio Counties. Should title due diligence identify additional ownership, buyers are welcome to submit a separate offer for those interests, allowing the trust to convey all ownership in a single transaction.

 

Important notes regarding this listing:

*The ownership currently includes interests in the name of both the trust and the decedent’s wife. The transfer of the remaining ownership into the trust is currently in progress.

*All royalty proceeds and funds currently held in suspense that accrued prior to the effective date of conveyance shall remain the property of the trust and will not convey to the buyer. The trust is actively working with the operators to complete the ownership transfer and secure the release of all suspense funds.

*The estimated 20.43 NRA is provided for informational purposes only and is based upon the current producing decimal interest. Buyers should conduct their own due diligence regarding ownership, net royalty acreage, and future revenue expectations.

*All bids should be placed based on cashflow value and the NDI listed on check stubs.  No adjustments to the purchase price will be allowed based on NRA.

For this listing, we are requiring the following:

    1. Special Warranty Deed
    2. 30 Day Close
    3. No adjustments to the purchase price unless mutually agreeable.
    4. Our closing process included in the PSA, which is:   At closing, buyer will provide the mineral deed.  The seller will execute the mineral deed and return it to Texas Royalty Brokers.  Texas Royalty Brokers will provide buyer with a scanned copy of the deed, and buyer will then wire funds to seller and Texas Royalty Brokers respectively.  Once funds are confirmed, Texas Royalty Brokers will overnight the deed to the Buyer.   
    5. Buyer must close within 14 days or sign our qualified buyer agreement.
