Offering a combined 83.25 estimated net royalty acres in the 485.93-acre Milam Hall Unit in Washington County, Texas. The listing is comprised of equal ownership of  two siblings, with approximately 41.62 NRA each and a significant 0.0107 NDI each in the unit as supported by their royalty statements.

The Milam Hall Unit currently contains two producing horizontal wells just under five years old, providing substantial existing cash flow. Together, the siblings are averaging approximately $12,216/month in royalty income, or roughly $6,100/month each.

In addition to the strong current income, the acreage is positioned in a very active area of Washington County with significant surrounding development. As shown on the current activity map, there is an active rig and DUC wells directly adjacent to the Milam Hall Unit, along with extensive horizontal development throughout the surrounding area. With only two existing horizontal wells currently producing within the 485.93-acre unit, we believe the combination of strong existing cash flow, large ownership position, and nearby development activity provides compelling future upside potential. 

This listing is offered at $430,000 or $5,165 pet net royalty acre.

* We believe our client’s owe about $2,177 each or $4,355 combined in currently due property taxes in Washington County for the 2026 tax year.  The buyer will will pay off the current property taxes due at closing out the seller’s net proceeds.

For this listing, we are requiring the following:

    1. Special Warranty Deed
    2. 30 Day Close
    3. Any adjustment to the purchase price greater than 10% must be mutually agreeable.
    4. Our closing process included in the PSA, which is:   At closing, buyer will provide the mineral deed.  The seller will execute the mineral deed and return it to Texas Royalty Brokers.  Texas Royalty Brokers will provide buyer with a scanned copy of the deed, and buyer will then wire funds to seller and Texas Royalty Brokers respectively.  Once funds are confirmed, Texas Royalty Brokers will overnight the deed to the Buyer.   
    5. Buyer must close within 14 days or sign our qualified buyer agreement.
