This listing presents a strong opportunity to acquire 37.42 net royalty acres in Freestone County, Texas, an area with a long history of proven oil and gas production. These minerals were leased in December 2024 at a 20% royalty rate by Comstock.
We believe our client owns 23.385 NMA, leased at 20% or 37.42 NRA.
Southwest of these mineral rights, there is a rig onsite and a DUC well. There are also active permits just north of the rig.
Freestone County lies in a mature and stable producing region of East Texas, known for consistent activity and long-lived wells. The lease terms reflect current market strength and signal continued operator confidence in the area’s potential. Additionally, Comstock has been leasing all around the area in both Freestone and Leon in the last 3 years.
With the acreage already leased, this position offers investors a low-maintenance, income-ready asset with the potential for near-term royalty income once drilling begins.
For this listing, we are requiring the following:

- 30 Day Close
- Any adjustment greater than 10% to the purchase price must be mutually agreeable.
- Our closing process included in the PSA, which is: At closing, buyer will provide the mineral deed. The seller will execute the mineral deed and return it to Texas Royalty Brokers. Texas Royalty Brokers will provide buyer with a scanned copy of the deed, and buyer will then wire funds to seller and Texas Royalty Brokers respectively. Once funds are confirmed, Texas Royalty Brokers will overnight the deed to the Buyer.
