The owner of these mineral rights in Hockley County Texas has some production coming from old vertical wells. This acreage is generating about $40/month in royalty income consistently.
While this acreage is somewhat fringe, at the price this being offered at the mineral buyers would be getting an exceptional deal when any new drilling occurs. This area is predominately a waterflood type drilling situation. The acreage is right next to some large waterfloods that have produced well.
While there are no active permits, we expect this area to be more productive going forward with higher oil and gas prices. Areas like this that were not economic at $40/barrel and $3/mcf are now back on the table.
