Looking to purchase mineral rights in Howard County that offer both steady cash flow and room for growth? This acreage delivers exactly that. Our clients are siblings who have identical ownership.  This acreage represents a strong combination of current income and long-term upside in one of the most sought-after counties in the Midland Basin.

We believe our clients own approximately 60.2 NRA spread across two separate units in Howard County, or 30.1 NRA each. The first is the Baxter Unit, a 644.25-acre unit that currently has just one horizontal well. That well was drilled roughly five and a half years ago, and we believe our clients own a combined 30.2 NRA. Immediately to the west lies the Burgundy Unit, which mirrors the Baxter Unit in size at 639.24 acres and also contains only one horizontal well of the same age. We believe our clients own an additional combined 30 NRA in the Burgundy Unit.

Both units ~640-acre tracts, that are two approximately 320 acre units stacked vertically, each.  This, then is essentially 1,200 acres with only 2 wells, leaving ample room for future drilling. Nearby activity is strong, with rigs running to the west, new permits filed, and recently drilled but uncompleted wells, all pointing to clear potential for additional well placement in the Baxter and Burgundy Units.

Our clients currently receive an average of $940 per month in royalty income combined or $470/month each from these two properties. This provides a solid base of income today while leaving the door open for future upside.

With over 60 NRA, dependable monthly income, and future upside potential, this offering represents a compelling opportunity for any buyer seeking both stability and growth.

Notes:

Our clients owe back taxes in the amount of $1,796 each on the mineral rights and the buyer will pay these off out the net purchase price at closing.

We believe these to be identical ownerships, but only have files attached in this listing for one of the siblings.

For this listing, we are requiring the following:

    1. Special Warranty Deed
    2. 30 Day Close
    3. Any adjustment to the purchase price greater than 10% must be mutually agreeable.
    4. The buyer will pay off past due taxes in the amount of $$1,796 per seller from the net purchase price at the time of closing.
    5. Our closing process included in the PSA, which is:   At closing, buyer will provide the mineral deed.  The seller will execute the mineral deed and return it to Texas Royalty Brokers.  Texas Royalty Brokers will provide buyer with a scanned copy of the deed, and buyer will then wire funds to seller and Texas Royalty Brokers respectively.  Once funds are confirmed, Texas Royalty Brokers will overnight the deed to the Buyer.   
    6. Buyer must close within 14 days or sign our qualified buyer agreement.
