We believe the seller has 12.57 net royalty acres. There are currently 5 active wells on the property, with consistent production. The seller receives an average of $1,100 a month in royalties.
There are 3 wells on the property that could have refrac potential in the future with new production. 2 of the older wells are currently inactive and 1 older well is currently active.
All bids should be based upon cash flow value, no adjustments will be allowed unless the net decimal interest is lower than what the seller is in pay on. If less NDI is proven in title, only the NDI proven in title would convey. Any adjustment over 10% must be mutually agreeable.
