Here is a great opportunity to buy mineral rights in Karnes County.  We believe our client has  has 8.05 net royalty acres in A-4 of the Hernandez, HRS A Survey, but intends to sell 50% of that ownership, or 4.02 net royalty acres. We sold 8.05 NRA for this client in 2024 and the ownership was proven in title.

This is leased and producing acreage providing an average of $74/month, or $37/month for the 50% we are conveying. This is a 346.66 acre unit with only one well, providing plenty of space for future drilling and excellent upside for a buyer. There are rigs and DUC wells in units to the south of this unit.

Our client has multiple ownerships in the county, but is only interested in selling 50% of his ownership in the Tommy Moczygemba Unit, which is all we are conveying in this listing.

For this listing, we are requiring the following:

    1. Special Warranty Deed
    2. 30 Day Close
    3.  All offers based on selling an undivided 50% of his current total ownership in A-4, or 4.02 NRA.
    4. Any adjustment to the purchase price greater than 10% must be mutually agreeable.
    5. Our closing process included in the PSA, which is:   At closing, buyer will provide the mineral deed.  The seller will execute the mineral deed and return it to Texas Royalty Brokers.  Texas Royalty Brokers will provide buyer with a scanned copy of the deed, and buyer will then wire funds to seller and Texas Royalty Brokers respectively.  Once funds are confirmed, Texas Royalty Brokers will overnight the deed to the Buyer.   
    6. Buyer must close within 14 days or sign our qualified buyer agreement.
