We believe the owner of these mineral rights has approximately 34 net mineral acres. This number is not confirmed and will need to be proven in title.
These mineral rights are currently non-leased / non-producing. There were 3 leases taken in 2023, and we have attached the information on those leases to the listing. You can potentially get an immediate ROI by contacting those leasing companies and seeing if they will take a lease on this ownership.
The seller has a sister with an identical ownership. The seller’s sister is also interested in selling and may join doubling the size of this ownership.
Our client lives abroad, and will need to visit a US Embassy to notarize a deed. This takes time and may delay closing, so we will need a flexible PSA to allow for this.
All bids should be based upon 34 NMA currently non-leased / non-producing status. Adjustments will be allowed in this case on the basis of what is proven in title. However, if you show less than 34 NMA, the deed will need to convey a specific amount of net mineral acres.
