Texas Royalty Brokers is offering an overriding royalty interest (ORRI) with 60 estimated net royalty acres (NRA) associated with the Chico Young / Chico Young A property near Big Lake in Reagan County, Texas.

This is an attractive acreage position with extensive surrounding oil and gas activity shown on the included maps. Buyers can review the detailed property map and broader area map to evaluate the position and nearby development. There are new wells going in a bit North of this acreage.  There is also activity in basically every direction surrounding this acreage.

The check stubs show an ORRI statement decimal of 0.0625. The acreage shown above represents 60.0 estimated NRA.

The starting bid is $56,000. Bids open October 13, 2026.

Royalty income is inconsistent. The attached 2026 payment history documents four payments totaling $3,019 from January through July, equivalent to $431 per month over that seven-month period, including months with no payment. This historical average is not a regular monthly payment or a projection of future income.

The owner reports that he recently signed division orders in connection with an operator change. More recent payments are not available. His 2026 payment history is included for buyers to review payment timing and amounts directly.

2. 30 Day Close.
3. Any adjustment to the purchase price greater than 10% must be mutually agreeable.
4. Our closing process included in the PSA: At closing, buyer will provide the mineral deed. The seller will execute the mineral deed and return it to Texas Royalty Brokers. Texas Royalty Brokers will provide buyer with a scanned copy of the deed, and buyer will then wire funds to seller and Texas Royalty Brokers respectively. Once funds are confirmed, Texas Royalty Brokers will overnight the deed to the buyer.
5. Buyer must close within 14 days or sign our qualified buyer agreement.
