This offering consists of mineral rights in Reeves County, Texas with existing production and meaningful upside potential. Our client is currently in pay across three horizontal allocation wells, each approximately five years old, along with one completed well, providing both established cash flow and near-term upside.

The wells are operated by Diamondback Energy and the most recent check was for $1,610 in monthly royalty income, indicating strong cash flow from the existing wells. Our client received a large suspense payment in April due to a delayed transfer to their trust, which is included in the check stubs, as well as the monthly regular payment for May.

Due to the allocation nature of the wells, the exact NRA for each well is unknown and is up to the buyer to confirm. As a result, this opportunity is being marketed based on Net Decimal Interest (NDI) in pay.

The acreage sits in an active location in Reeves County, offering excellent future upside potential.

*All bids should be based on the NDI represented on the check stubs.  No adjustments will be allowed on the basis of the NRA.  Any adjustments would have to be based on the NDI being paid by the operator being incorrect.  Seller will retain any NDI that you do not believe they own.  

*Please note that the working interests that our client owned in this area were sold in 2022 and our client retained the royalty interests. Associated deeds can be located in our files.

For this listing, we are requiring the following:

    1. Special Warranty Deed
    2. 30 Day Close
    3. Any adjustment to the purchase price greater than 10% must be mutually agreeable. All bids based on NDI on the check stubs.
    4. Our closing process included in the PSA, which is:   At closing, buyer will provide the mineral deed.  The seller will execute the mineral deed and return it to Texas Royalty Brokers.  Texas Royalty Brokers will provide buyer with a scanned copy of the deed, and buyer will then wire funds to seller and Texas Royalty Brokers respectively.  Once funds are confirmed, Texas Royalty Brokers will overnight the deed to the Buyer.   
    5. Buyer must close within 14 days or sign our qualified buyer agreement.
