This is an excellent opportunity to buy mineral rights in San Augustine Texas in 2024.

The owner of these mineral rights has 127.75 net mineral acres in A-103 & A-304.  This acreage was leased at 25% royalty rate giving the mineral owner a total of 255.5 net royalty acres. At the starting bid price of $900,000, this is just over $3,500/net royalty acre.

The location of these mineral rights is surrounded by active production to the West, North, and East.  It’s only a matter time before this acreage is drilled on, which will provide the mineral buyer with a nice ROI.

These mineral rights were leased in November 2021, which means we have about 8 months remaining on the initial 3 year term.  The owner was paid nearly $100K for the lease bonus, so the 2 year optional extension could provide the mineral buyer with an immediate ROI with a lease extension.

All bids should be based upon 127.75 NMA leased at 25%, or 255.5 net royalty acres.   Adjustments will be allowed at closing based upon the NMA proven in title.  If title shows less than 127.75 NMA, the mineral deed should convey a specific number of NMA since the owner has been paid a lease bonus for the full 127.75 NMA owned.

This listing is for the two tracts A-103 & A-304.   However, the seller also has additional ownership listed below.

In addition to the primary listing for A-103 & A-304, the seller also has 7.56 NRA in two different tracts.  This ownership producing minimal royalty income, but is in a great location with plenty of upside.   While not a part of the listing, the seller would entertain offers separately for this 7.56 NRA.   We do not have the check stubs, but the attached 1099’s and tax rolls serve as backup to confirm this ownership.   If you would like to make an offer on this acreage, please let us know a specific price for just this 7.56 NRA.   We have attached documentation to the listing regarding this additional ownership.

Important:  We believe the seller may have other ownership within San Augustine.  The final deed will need to be specific to A-103 / A-304 and/or the producing acreage, and will not include any other legal locations or any type of county wide conveyance.
