These mineral rights are located within the OB Curry Unit and the Curry Super Unit in Stephens County, Texas, an established producing area with a long history of oil development.

Within the OB Curry Unit, which covers approximately 200 acres, we believe our client owns 18.75 net royalty acres. The unit currently produces from five vertical oil wells. In addition to the OB Curry Unit, we believe our client owns additional mineral interests within the much larger Curry Super Unit, which spans approximately 4,327 acres. The exact location and net acreage within the super unit will need to be confirmed through title.

The existing production from these interests generates average royalty income of approximately $817 per month, offering dependable cash flow from multiple producing wells. With ownership tied to both a smaller established unit and a large surrounding super unit, this package provides both current income and potential exposure to future development across a broader acreage position in Stephens County.

All bids should be based upon cash flow value, no adjustments will be allowed unless the net decimal interest is lower than what the seller is in pay on. If less NDI is proven in title, only the NDI proven in title would convey. Any adjustment must be mutually agreeable.

For this listing, we are requiring the following:

1. 1. Special Warranty Deed
   2. 30 Day Close
   3. All bids should be based upon cash flow value, no adjustments will be allowed unless the net decimal interest is lower than what the seller is in pay on. If less NDI is proven in title, only the NDI proven in title would convey. Any adjustment must be mutually agreeable.
   4. Our closing process included in the PSA, which is:   At closing, buyer will provide the mineral deed.  The seller will execute the mineral deed and return it to Texas Royalty Brokers.  Texas Royalty Brokers will provide buyer with a scanned copy of the deed, and buyer will then wire funds to seller and Texas Royalty Brokers respectively.  Once funds are confirmed, Texas Royalty Brokers will overnight the deed to the Buyer.   
   5. Buyer must close within 14 days or sign our qualified buyer agreement.
