Here is an excellent opportunity to acquire 390.89 NRA in one of the most desirable counties in West Texas. This package covers interests in three units, offering both current cash flow and substantial upside potential.

The units breakdown is as follows:

Bazooka 3 Unit:

We believe our client owns 255.89 NRA in this 639.73 acre unit.  There is 1 horizontal well that is about 9 years old. With only a single well, this unit offers considerable room for future drilling activity and long-term growth.

Southwest McElroy Unit:

Within this 1,080 acre unit, we believe based on our client’s NDI in which they are in pay of 0.0156250, we believe they own 135 NRA.  There are four older vertical wells in this unit.

Lydia C. Egolf Unit:

There are 8 older vertical wells in this unit, that we do not believe overlaps the Southwest McElroy Unit, however, we are unable to calculate NRA for this unit with certainty.  To remain conservative, we are including it as part of the 1,080-acre Southwest McElroy total.  Our client  has a matching NDI in both the Lydia C. Egolf and Southwest McElroy Units.

These three units combined produce an average monthly income of $700/Month, with the majority of the income coming from the Bazooka 3 well.

This listing gives buyers the chance acquire a large NRA that already produces steady income while leaving plenty of room for additional wells in desirable Upton County.

Note: The NRA represented is an estimate and buyers will need to confirm actual NRA in title.  We are representing the NDI on which our client is in pay. Any adjustment to the purchase price greater than 10% must be mutually agreeable.

Our closing process included in the PSA, which is:   At closing, buyer will provide the mineral deed.  The seller will execute the mineral deed and return it to Texas Royalty Brokers.  Texas Royalty Brokers will provide buyer with a scanned copy of the deed, and buyer will then wire funds to seller and Texas Royalty Brokers respectively.  Once funds are confirmed, Texas Royalty Brokers will overnight the deed to the Buyer.   
    5. Buyer must close within 14 days or sign our qualified buyer agreement.
