The seller has an estimated 24.52 net royalty acres across 2 units. The Higginbotham unit is 23.37 net royalty acres on 902 acre spacing. The Bison Unit is 1.15 net royalty acres on 960 acre spacing. The Higginbotham unit is showing active status, but the seller has received two years worth of shut in royalty payments which are attached in the files linked below. The Bison unit is producing effectively nothing. The seller does not have any income from 2022 and has no check stubs to provide as there is no current income from either unit.
XTO filed two new permits in June 2022 that would make a unit that combines the Higginbotham Unit and Bison unit. The permits for these new permitted wells are also attached. XTO will likely need to drill soon to avoid losing the lease on the Higginbotham unit.
The seller would like to start negotiations at $160,000 for this interest. All bids should be on a per net royalty acre basis, assuming a total of 24.52 net royalty acres. Buyer to run title to confirm the ownership amount.
