Here is an opportunity to purchase mineral rights with excellent upside in Glasscock County, Texas.

We believe our client owns 16 NRA in very active area.  This ownership is in the Ladyfish 43 unit, which we believe consists of 256 acres, including one active vertical well and plenty of space for potential future drilling.

There are multiple DUCs and permits in neighboring units and we believe this acreage would provide excellent future upside for a buyer.

The monthly average royalty income for this ownership is just under $100/Month.

Please note that there is a Clark 43 B well in the same section 43 in which our client is not an owner.   Even though landtrac unit calls the Clark 43 B a 640 acre unit, there is a Clark 43 well that is P&A’d and the completion report shows it as a 160 acre unit.  There are no files available for the currently producing Clark 43 well, so we are no way to verify the Clark 43 unit is actually 640 as DI is showing.  Since the seller is not in pay in the Clark 43 actively producing well, we do not feel the Clark 43 unit is actually 640 acres as DI is showing, which is why the seller is not in pay on the Clark 43 B well. 

For this listing, we are requiring the following:

    1. Special Warranty Deed
    2. 30 Day Close
    3. Any adjustments to purchase price over 10% must be mutually agreeable on a tract by tract basis.
    4. Our closing process included in the PSA, which is:   At closing, buyer will provide the mineral deed.  The seller will execute the mineral deed and return it to Texas Royalty Brokers.  Texas Royalty Brokers will provide buyer with a scanned copy of the deed, and buyer will then wire funds to seller and Texas Royalty Brokers respectively.  Once funds are confirmed, Texas Royalty Brokers will overnight the deed to the Buyer.   
    5. Buyer must close within 14 days or sign our qualified buyer agreement.
