This is a great opportunity to buy a nice cash flow producing property with diversification under a quality operator.
The owner has an interest in a super unit in Crockett County Texas with multiple vertical wells producing in a super unit. This production is coming from the South Cross unit operated by Oxy.
The cash flow being generated is averaging $2,113/month and is diversified over multiple wells. We are not representing a specific number of acres as this acreage is in a super unit under tracts, so it is unclear how many acres are owned. In addition, the value of this deal is based solely on the cash flow being generated. No adjustments will be allowed at closing unless mutually agreeable.
Please see the attached images. The seller currently has past due taxes in Crockett TX that amount to $3,782 as of 1/20/2025. The seller understands that this amount will be deducted from their proceeds at closing, and the buyer will pay off the taxes after closing.
The starting bid for the Crockett ownership is $135,000. All bids should be based on cash flow alone.

The seller has additional ownership in Johnson TX and Hood TX. These mineral rights are generating around $200/month. For this listing, we are requiring the following:

- 30 Day Close
- No adjustments allowed to purchase price unless mutually agreeable. The value is based upon the cash flow alone.
- Our closing process included in the PSA, which is: At closing, buyer will provide the mineral deed. The seller will execute the mineral deed and return it to Texas Royalty Brokers. Texas Royalty Brokers will provide buyer with a scanned copy of the deed, and buyer will then wire funds to seller and Texas Royalty Brokers respectively. Once funds are confirmed, Texas Royalty Brokers will overnight the deed to the Buyer.
- Buyer must close within 14 days or sign our qualified buyer agreement.
