We believe our client owns 89.64 NRA in three units. The unit breakdown is as follows:

JE Day Heirs Unit:

There are 2 wells in this unit, one vertical and one horizontal, both around 20 years old on 236 acre spacing. We believe our client owns 29.58 NRA in this unit.  There are 2 allocation wells that run through this acreage in which our client is in pay.

Day Adams Unit: 

There are 4 horizontal wells in this unit on 320 acre spacing.  These wells are around 17 years old and we believe our client owns 20 NRA in this unit.

Jerome et al Russell Unit: 

We believe our client owns 40 NRA in this 320 acre unit.  There are 2 horizontal wells in this unit.

These mineral rights produce a combined $1,254 average royalty income per month.

This deal presents excellent cashflow value as well as plenty of space for additional future drilling.  There are active permits in the county as well as a rig running to the NE.

*** This client has a relative with identical ownership who may be interested in selling for the right price.  Please present an offer based on this listed ownership alone and indicate interest in the additional ownership.

For this listing, we are requiring the following:

    1. Special Warranty Deed
    2. 30 Day Close
    3. Any adjustment to the purchase price greater than 10% must be mutually agreeable. 
    4. Our closing process included in the PSA, which is:   At closing, buyer will provide the mineral deed.  The seller will execute the mineral deed and return it to Texas Royalty Brokers.  Texas Royalty Brokers will provide buyer with a scanned copy of the deed, and buyer will then wire funds to seller and Texas Royalty Brokers respectively.  Once funds are confirmed, Texas Royalty Brokers will overnight the deed to the Buyer.   
    5. Buyer must close within 14 days or sign our qualified buyer agreement.
