We believe this owner has 15.17 NRA in 2 units in Harrison County, TX.  This property represents immediate upside for a buyer in that there are 4 DUCs, with 2 DUCs in each unit as described below.

Cadenhead Unit:

This 659 acre unit has both active and inactive wells and the owner has 5.51 NRA and receives little to no royalty income yearly in this unit.  However, there are two DUCs – Cadenhead GBH A and B that run through the ownership, that will provide great upside potential for a buyer. We have attached the permits and plat map for the 2 new DUC wells.

Tucker Unit:

This is a small 40 acre unit in which the owner has 9.66 NRA.  There is one active well in this unit, from which the owner receives nominal yearly royalty income.  There are two DUCs running through this unit as well, Hartley unit A and B, provide another excellent upside opportunity in this unit. We have attached the permits and plat maps for the 2 new DUC wells.

Important: This owner wishes to sell only his ownership in these two units listed above, the entire abstract would not convey, only the specific units within the abstracts.  The owner has additional ownership in abstract 11, which would not convey. He owns other property in Harrison County, but is not interested in selling at this time.

All bids should be based upon the attached estimated NRA.  If less NRA is proven in title, only the NRA proven in title would convey. Any adjustment over 10%, on a tract by tract basis, must be mutually agreeable.
