This is an opportunity to buy a working interest in Harrison County, Texas.

The working interest is cash flow positive, and there have been two recompletes done in the last 12 months.   These wells were the Trammell 5 and Trammell 2.

In 2024, this interest produced $13,791 in positive cash flow.   In 2024, those recompletes kicked in and now the income in 2025 is averaging $3,393/month.   Using this average, we imply the cash flow will generate around $40,000 every 12 months.   At the starting bid price, you will get a full pay back in just 3.4 years.   Even when those wells were not recompleted, this was still a cash flow positive working interest.

In addition, this location is exceptional with permits filed in every direction and an active rig just to the Northeast.    To our knowledge, the owner does not have any actual mineral rights ownership, and this is only a working interest in these specific leases.  It is up to each buyer to determine if there is upside potential from future drilling or whether the value is in the cash flow alone.

There will be no adjustments allowed on this listing.    We are pricing this deal based upon the cash flow value being generated.   All offers should be based upon the cash flow.

This sale includes all leases the seller owns in Harrison County.  It is their intent to sell all their working interests, including all leases in the attachment titled “K-Baker-Oil Leases”.

For this listing, we are requiring the following:

    1. Special Warranty Deed
    2. 30 Day Close
    3.  No adjustments to the purchase price.  All offers based upon cash flow.
    4. Our closing process included in the PSA, which is:   At closing, buyer will provide the mineral deed.  The seller will execute the mineral deed and return it to Texas Royalty Brokers.  Texas Royalty Brokers will provide buyer with a scanned copy of the deed, and buyer will then wire funds to seller and Texas Royalty Brokers respectively.  Once funds are confirmed, Texas Royalty Brokers will overnight the deed to the Buyer.   
    5. Buyer must close within 14 days or sign our qualified buyer agreement.
