These mineral rights are in Irion County, TX. We believe the owner has 91.31 net royalty acres. This is a great opportunity to purchase consistent cash flow from fully PDP acreage.
These wells are past the initial decline and should be solid income producing wells for a very long time. Current cash flow from this property is $2,360 per month.
There is currently a lien on the property by TCT Financial. Therefore TCT will have first right of refusal on the deal and if they refuse, the buyer will need to pay off the lien balance of approximately $70,000 at closing. In our experience TCT Financial typically does not exercise their first right of refusal.
We have attached a county-wide sale from 2018, which only covers 25% of the ownership at that time.
All bids should be based upon cash flow value, no adjustments will be allowed unless the net decimal interest is lower than what the seller is in pay on. If less NDI is proven in title, only the NDI proven in title would convey. Any adjustment over 10% must be mutually agreeable.
