This is a very rare opportunity to buy a large amount of acreage in McMullen County.  There are four family members that have a combined 659 net mineral acres.   These mineral rights were last leased in 2009/2010.   While the acreage has not been leased recently, they have declined leases in the past and this acreage is surrounded by activity.  There is active production in every single direction surrounding this acreage.

In 2023, two wells were drilled effectively next door to this acreage.  These wells were the Otto-Whipple 3H and 4H wells.  We have attached the well card details for the ownership and production on these wells.  There is also another new well drilled just to the North, called the “DW SP3 AW”.  All of these new wells were drilled by Kimmeridge Texas Gas, making them a likely candidate to lease up this acreage.

The starting bid price for this acreage is right around $5,300/net mineral acre.  The buyer could see an immediate ROI on this ownership by leasing the mineral rights.  In addition, if you were to lease these mineral rights at a 25% royalty rate, this would provide 1,318 net royalty acres.  This makes the purchase price around $2,650/net royalty acre for acreage that is surrounded by activity with all the future potential revenue from production still available.

All bids should be based upon 659 net mineral acres of total ownership split between 4 family members.  Adjustments will be allowed up to 20% of the agreed upon price.  Any adjustments greater than 20% would need to be mutually agreeable.

This ownership originated from Neva Martin Booth.  We have attached the deed referenced in the leases that were signed in 2009/2010.  There are four total owners here, which are:

  • Kathleen Rehkemper
  • Linda K. Parker
  • Ashley Mackey (inherited from her late father – Brian Mackey)
  • Matthew J Rehkemper (this is Kathleen’s son, however, his ownership came from Allyson D. Torres)
