This is an opportunity to pick up prime acreage that currently has 22 active wells, 4 completed wells, 9 DUC wells, and 1 active permitted well. The current royalty income is just shy of $2,000/month. While there is a lot of flush production on these wells, there is also a lot of upside in the 13 completed and DUC wells that will come online.
The owner of these mineral rights acquired the mineral rights by purchasing homes, and then selling those homes but retaining the mineral rights. The seller believes they acquired them through 4 home sales, but we were only able to locate 3 of the 4 deeds that show a mineral rights reservation.
In the attached ownership estimate, we believe the total net royalty acres to be around 1.04. The charger appears to have multiple unit sizes on the permits we pulled, so we are not 100% confident in the total number of net royalty acres. This ownership estimate is truly just an estimate and all bids should be based on conveying the decimal interests listed on the check stubs from Endeavor and Deep Rock.
