This is a great opportunity to buy core acreage in Reeves county with massive upside potential.  This area is absolutely surrounded by activity. There are DUC wells in all directions and most units in this area have already been very drilled up.  It’s only a matter of time before additional drilling takes place on this acreage.

The sellers just signed a very strong lease in September 2024 for the deep rights.  This lease includes a no-deduction clause, continuous drilling clause, etc..  It provides a 25% royalty rate and is very strict on what the operator can and can’t do.

It’s worth noting that the section just North is also clear. This gives an operator a great opportunity to drill some long laterals on 1,280 acre spacing.

There are two old horizontal wells that were around 10,000′.   These wells are under a different lease.  Unfortunately, we do not have access to that lease agreement.  These wells are inactive.  The new leased from 2024 was related to wells deeper than this lease.

Looking at the tax roll, the seller had a total of 53.29 NRA in the older horizontal wells.  Our ownership estimate is attached.  The assumption is that the lease from 2014 was at 25%.  If that lease was at a lower royalty rate, the seller would actually higher a higher NRA in the deep rights.

All bids should be based on 53.29 NRA as to all depths.  If the seller had a lower than 25% lease royalty rate in the shallow rights, and therefore has a higher NRA ownership in the deep rights, the offer would need to adjust for this accordingly.

For this listing, we are requiring the following:

    1. Special Warranty Deed
    2. 30 Day Close
    3.  Any adjustments to the purchase price over 10% must be mutually agreeable
    4. Our closing process included in the PSA, which is:   At closing, buyer will provide the mineral deed.  The seller will execute the mineral deed and return it to Texas Royalty Brokers.  Texas Royalty Brokers will provide buyer with a scanned copy of the deed, and buyer will then wire funds to seller and Texas Royalty Brokers respectively.  Once funds are confirmed, Texas Royalty Brokers will overnight the deed to the Buyer.   
    5. Buyer must close within 14 days or sign our qualified buyer agreement.
