This is an opportunity to buy mineral rights in San Augustine County Texas.
There are two brothers who have an identical interest in the Aggie’s unit. In April and May 2024, there were 6 permits filed for the VABR wells under XTO/Exxon. This area is surrounded by activity and it’s only a matter of time before additional drilling occurs.
We have attached some of the plat maps related to the permits that were filed. All 6 wells go directly through the Aggie’s unit.
There is currently a nominal amount of royalty income being generated relative to the value. We are representing $150/month based on a rough average from just 2 months of check stubs. The value here is based upon the upside. The check stubs include other ownership the seller’s have which is not included in the sale. The sellers are not interested in selling anything outside of what is listed.
Please note that DI has some bad data on the Aggie’s unit size. It’s showing an old unit size of 254 acres but that is incorrect. The attached DO confirms the larger unit size.
Each brother has a total of 46.40 NRA. Each brother is selling 50%, so this gives us a total of 46.40 NRA being conveyed.
All bids should be based upon 46.40 NRA total with 50% conveyed out of the Aggies unit only.
Please read the notes below!!!!!
Important Notes:
-Please note that this sale only includes the Aggies unit and does not include anything else they own. The brother’s also own in other units that are part of these 6 permits. Ownership within those other units does not convey.
-The PSA and deed need to be very specific and clear that the ownership being conveyed is the Aggies unit only (including all right title and interest to that unit), but excludes all other units.
-The sellers have additional acreage in San Augustine that does not convey with the sale. This sale is limited to a single unit.
-The seller may inherit additional acreage within this same unit in the future. As such, language must be included in the deed which restricts this sale to only the ownership owned as of today and does not include any future inheritance the sellers may own in the Aggies unit or any other unit in the future.
-With the above in mind, we are requiring that both the PSA and Deed as an Exhibit to the PSA be provided at the same time. IE the sellers will agree to the deed language up front at the same time as the PSA.
For this listing, we are requiring the following:

- Special Warranty Deed – Provided as an Exhibit A to the PSA which is restricted to just this unit and does not include any future inheritance.
- 30 Day Close
- Any adjustments to purchase price greater than 10% must be mutually agreeable.
- Our closing process included in the PSA, which is: At closing, buyer will provide the final mineral deed. The seller will execute the mineral deed and return it to Texas Royalty Brokers. Texas Royalty Brokers will provide buyer with a scanned copy of the deed, and buyer will then wire funds to seller and Texas Royalty Brokers respectively. Once funds are confirmed, Texas Royalty Brokers will overnight the deed to the Buyer.
- Buyer must close within 14 days or sign our qualified buyer agreement.
